San Antonio: 10-Story Mixed-Use Tower Near Pearl to Receive Final Design Approval - Virtual Builders Exchange

San Antonio (Bexar County) — An Austin developer is on track to receive the Certificate of Approval (COA) today on their final designs for a 10-story, mixed-used residential tower to be located near the Pear Brewery district.

The building will feature 229 apartment units and retail space on the first floor. The building will have a parking garage with 429 spaces for residents and retail uses. Its proposed height is 120 feet.

The square footage for residential will be 332,000 SF; for retail it will be 12,000 SF; and for parking it will be 163,000 SF.

It is located at the northwest corner of East Myrtle Street and East Elmira Street and will occupy almost the entire block; a cluster of lots at the hard corner of Myrtle and Elmira are not part of the project.

The retail spaces would face Myrtle and Elmira. The tenant lobby entrance will face Locust Street on the north side.

The developer, Jim Young of Sabot Development, first introduced the project in the fall of 2019. At the time, the Historic and Design Review Commission (HDRC) granted conceptual approval to the preliminary designs. VBX reported on that action in this Nov. 19, 2019 report .

The HDRC’s Wednesday, Aug. 4 session includes consideration of Elmira at Myrtle, as this project is known. The action item has been placed on the consent agenda.

The San Antonio office for Gensler is the project architect. Cadence McShane Construction is the general contractor.

This request was reviewed by the DRC on July 27, 2021. At that meeting, Committee members note that the proposed new construction, including the proposed podium height was appropriate.

Sabot Development has proposed pedestrian sidewalks across the property to run parallel to E Myrtle, E Elmira, E Locust and E Euclid.

Sabot proposed three curb cuts to facilitate vehicular access into the structure. The proposed curb cuts will be located on E Euclid, E Locust and E Myrtle.

The structured parking begins at the street level. Portions of the structured parking will be hidden from public view by retail space. The portions not wrapped in retail space will feature a perforated metal screening cladding, dimensioned similar to a storefront system.

The site plan by Hitchcock Design Group (Austin office) includes landscaping information that notes the installation of street trees, natural turf, and site paving. There will be  outdoor seating areas on the site.

Per the construction documents, mechanical equipment will primarily be located at the roof, screened by a parapet wall.

Architectural features of the exterior include details that provide a human scale in multiple instances, including the installation of street canopies at pedestrian entrances, storefront systems profiled to the human scale, human scaled projecting and recessed balconies, and human scaled fenestration patterns.

The proposed façade segments that are separated by vertical banding, recessed and projecting façade planes and balconies, and alternating façade materials. The materials include brick, stucco, welded wire mesh balcony elements, metal panels and perforated metal panels.

Other development team members include IMEG Corp. of Austin on structural; Infinity of San Antonio on MEP; KFW Engineers of San Antonio on civil.
